Full Rip-Out & Rebuild
Graeme leads our in-house refurbishment team and has overseen the transformation of dozens of properties across the North East. When a sourced property comes in, it typically arrives in poor condition — dated kitchens and bathrooms, tired décor, outdated electrics, or structural issues that have put other buyers off. That's exactly where Graeme's team excels.
With our own crew on every job, there's no reliance on third-party contractors. That means tighter timelines, better quality control, and costs that stay where we agree them to be. The goal is always the same: a property that's compliant, lettable, and built to last.
From Acquisition to Ready to Let
A structured process keeps every refurb on time and on budget — from the first visit through to keys in the door.
Initial Survey
Graeme visits the property on or before acquisition to assess condition, identify key works, and flag any structural or compliance issues early.
Scope & Costing
A full schedule of works is produced with agreed costs before anything begins. No surprises, no scope creep — just a clear plan.
Strip Out
Everything that needs to go, goes. The property is cleared back to allow a clean rebuild — kitchens, bathrooms, flooring, partitions where needed.
Rebuild & Fit-Out
New kitchen, bathroom, flooring, plastering, decoration, and all required fixtures installed to a practical, durable, rental-ready standard.
Sign-Off & Compliance
All certifications completed — EICR, Gas Safe certificate, EPC — before the property is handed over to the lettings team.
Handover to Lettings
Property passed to Gordon's lettings team in lettable condition — photographed, listed on Rightmove and Zoopla, and tenanted.
Typical turnaround: under 12 weeks from acquisition to tenanted
